New renderings unveiled for future 285-unit mixed-use building in Jamaica – QNS

New renderings have been released for a planned mixed-use building that will feature 285 housing units at 164-02 Jamaica Ave. in Jamaica.

The building will be 28 stories tall and span 291,000 square feet. The 285 housing units will have account for 216,700 square feet. With an average unit scope of 537 square feet, the units will most likely be rentals. Community facility space will take up another 70,000 square feet of the building, while the other 4,300 square feet will be devoted to ground-floor retail.

Based on the renderings, the building will have a rectangular massing with broader side profiles, as well as a setback at around the midpoint of the northern face, which will be topped with a landscaped terrace. Beige stone will comprise the facade and surround a grid of recessed windows, which will be framed with black and green paneling. The roof of the building will be flat and feature a short bulkhead. Additionally, the rear of the property will have a surface-level parking lot.

The structure was designed by Stat Architecture, and is being developed by Vaya Development and Communilife. The property was acquired by Communilife, a nonprofit organization that works to provide vulnerable communities with housing and culturally sensitive supportive services, from Ronald Menashe of Francmen Realty last May for $13.5 million. The nonprofit intends to engineer the building to meet Passive House standards, meaning it will reduce energy needed for heating and cooling by up to 90% and the overall energy use by up to 75%, compared to existing buildings.

Three abutting commercial buildings currently occupy the planned development site. There has not yet been a timeline provided on the construction work at 164-02 Jamaica Ave.

The Jamaica Center-Parsons Boulevard/Archer Avenue subway station is within close proximity to the property, providing service for the E, J and Z trains. There are also bus stops in the area for the Q2, Q3, Q4, Q5, Q6, Q8, Q9, Q17, Q20, Q25, Q30, Q31, Q36, Q41, Q42, Q44+, Q54, Q56, Q65, Q75, Q76, Q77, Q83, Q84, Q85, Q86, Q87, Q89, Q110, Q111, Q112, Q113, Q114, Q115, QM64, n1, n4, n4x, n6, n6x and n22 lines.
