Cameroon has put the disputed property occupied by Société hôtelière Djeuga Palace in Douala up for auction, with bidding set to start at CFA5.5 billion on October 9, 2026.
Cabinet Conseil Atou, acting on behalf of the Cameroonian state, scheduled the sale of the former Régifercam property that Djeuga Palace was ordered to vacate. The site is located at Giratoire Joss in Douala’s Bonadibong district, according to an auction notice reviewed by Business in Cameroon.
The notice describes a developed urban property covering 1 hectare, 7 ares and 4 centiares, or 10,704 square meters, under land title No. 2716/WA. It is bordered by Boulevard de la Liberté to the north, Rue Koumassi to the east and public roads to the south and west.
Those references are identical to those contained in the formal notice served on Société hôtelière Djeuga Palace. The auction therefore concerns the real estate claimed by the state, not the hotel company itself or its business assets.
Djeuga Palace ordered to vacate within 48 hours
The notice to vacate was issued by Guy Efon, a bailiff attached to the Douala Court of Appeal and local courts, at the request of Cabinet Conseil Atou. It was served at Djeuga Palace’s Douala premises at 4:34 p.m. on August 21, 2026.
The action was based on an enforceable copy of emergency order No. 506/H, issued on July 23, 2026, by the Douala-Bonanjo Court of First Instance. Société hôtelière Djeuga Palace was given 48 hours to vacate the property with its belongings and any other occupants it had installed there. The order provided for forced eviction if it failed to comply.
Available documents do not establish whether Djeuga Palace subsequently vacated the property or whether the planned eviction was carried out. The auction notice states, however, that the government will ensure that the buyer obtains effective possession of the property. It also provides, if necessary, for the cost of demolishing the structure currently on the site.
A complex described as nearly complete in 2018
The property has for years housed the building intended for the Djeuga Palace project in Douala. In 2018, Investir au Cameroun described the complex as “practically complete.” Eight years later, construction remained unfinished.
In a statement published on July 6, 2026, in defense of developer Jean-Claude Feutheu, Shanda Tonme referred to a “temporary suspension of construction” and said the technical and financial resources were available to restart the work. No specific timetable accompanied the proposed restart.
Starting price works out to about CFA513,827 per square meter
Based on the stated surface area, the CFA5.5 billion starting price works out arithmetically to about CFA513,827 per square meter. That figure is not an official valuation of the property. The asset also includes a building and is not vacant land.
The auction is scheduled for 11 a.m. before Douala notary Jean-Jacques Moukory Evango. Prospective bidders must first lodge a CFA50 million deposit with the notary. The buyer will also be responsible for all fees, duties and taxes associated with the transaction.
The final auction price must be paid to the Treasury within eight days of the sale. Since CFA5.5 billion is only the starting bid, the final price could be higher.
